President Monroe grants land pursuant to an act which discouraged widespread land speculation allowing deferred payment by reducing the purchase price per acre and requiring that the entire amount be paid at the time of purchase

JAMES MONROE (1758-1831) Partly-printed Document Signed "James Monroe" as President and "Josiah Meigs" as Commissioner of the General Land Office, 1 page, 13.5" x 8.75". On vellum. Washington, February 25, 1821. Signatures a tad light. Darkly completed in manuscript. Blank upper left corner removed, paper seal affixed with red wax at lower left, serrated edge partially missing. Heavy vertical fold passes between "a" and "m" of the President's signature. Tiny holes do not affect legibility. Mounting traces on verso. Overall, in good condition.

Grant of 160 acres "Between the Miami Rvers" to "James Fuller of Champaign County...of the Lands directed to be sold at Cincinnati by the Act of Congress entitled 'An Act providing for the sale of the Lands of the United States, in the Territory north west of the Ohio, and above the mouth of Kentucky River..."

The Land Act of April 24, 1820 abolished the credit system that enabled settlers to make deferred payment on their land and reduced the per acre purchase price from $2 to $1.25 with the entire amount to be paid at the time of purchase. The smallest purchasable unit of land was fixed at 80 acres.
